Golf Hillside is an Emaar project in Dubai Hills Estate with three-bedroom apartments priced from AED 1.47M. It is an off-plan purchase, and handover is scheduled for December 2028.

The estate is Emaar's own masterplan, so buying an Emaar apartment here means the developer of the building is also the developer of the golf course, the parks and the mall around it. The Dubai Hills Golf Club is an eighteen-hole championship course, and walking trails and parks run through the whole estate. Dubai Hills Mall, with its shops, cinemas and restaurants, is inside the estate, and Downtown is about fifteen minutes by Al Khail Road. Three-bedroom apartments appeal to the estate's typical tenant, a family on a two- or three-year lease, and typical gross yields in Dubai Hills are around 5.5–6.5%.

Three-bedroom apartments at this entry point are worth checking against finished three-bedroom resale units in the estate, since the gap between a 2028 completion and a finished, furnished unit is the real question for a buyer here. The difference is not only price: one route gives a home in 2028 on Emaar's schedule, the other gives keys on transfer and a tenant or an occupier within weeks.
