Townhouses are the middle path of the Dubai market — villa-style living with a private entrance and often a garden, at entry prices far below standalone villas. This guide covers the communities, costs and process for international buyers.
Townhouses occupy the sweet spot between apartments and villas. Compared with an apartment, you get more space, a private entrance, and usually a small garden or terrace — the features family tenants pay a premium for. Compared with a standalone villa, the entry price is dramatically lower: entry-level townhouses in communities like Damac Hills 2 and The Valley start from around AED 1.4M–2M, where villas in central communities begin at AED 3.5M and up.
For investors, the tenant profile is the draw: townhouse communities attract families on long leases with low turnover, which means fewer void periods and steadier income than the short-stay apartment market.
Yes. All the major townhouse communities — Damac Hills, Damac Hills 2, The Valley, Dubai Hills Estate, Arabian Ranches and others — sit in designated freehold zones where non-residents of any nationality can buy with full ownership rights. No UAE residency is required, and rental income and sale proceeds can be repatriated without restriction.

Most new townhouse supply is off-plan, and developer payment plans are the standard financing route: Emaar (The Valley) and Damac both offer staged plans, typically 10–20% on booking with the balance spread across construction milestones — and in some launches, post-handover instalments.
Off-plan townhouses are generally not mortgageable during construction, so the payment plan is the financing until handover. For ready townhouses, non-residents can borrow up to 75% loan-to-value from UAE banks (25% minimum down payment).
Yes — the same rules apply as for any Dubai property:
- 2-year UAE Investor Visa: since April 2026 there is no minimum property value for a sole owner — any completed, registered townhouse qualifies. Under joint ownership each co-owner needs a share worth at least AED 400,000.
- 10-year Golden Visa: a townhouse (or portfolio) worth AED 2,000,000 or more qualifies — a threshold most Dubai townhouses clear. The property must be fully paid; mortgaged properties count only up to the equity held.
