The apartment story is Arjan. Bayut ranks it the third most searched mid-tier apartment area in Dubai, with a 7.10% gross return on AED 1,517/sqft: studios averaged AED 654,000 and one-bedrooms AED 1.17 million in H1 2026. Arjan sits next to Dubai Miracle Garden and Butterfly Garden, with direct access to Sheikh Mohammed bin Zayed Road, and its buildings are mostly 2019–2026 stock, so tenants get new product at prices well under JVC's.

Supply is still arriving. Dubai Properties awarded AED 1.1 billion of contracts in April 2026 for La Tilia at Villanova — 850 townhouses (500 three-bedroom, 350 four-bedroom) from AED 2.69 million, handing over in Q3 2028 — and R. Hills off-plan villas averaged AED 2.06 million in the half (Bayut). The honest caveat is that supply keeps yields from rising: buy Dubailand for a family home or a steady 5–7% return by sub-community, and pick the sub-community, not the label.
