Town Square delivers a 7.45% gross apartment yield — second among Dubai's mid-tier apartment areas in Bayut's H1 2026 report, behind Al Furjan (7.69%) and ahead of JVC (7.15%). Bayut's sale index puts the community at AED 1,490/sqft in August 2026, up 3.07% year on year. Entry is low: studios around AED 420,000–520,000 and one-bedrooms AED 550,000–720,000 (Oliva, March 2026), which is the arithmetic behind the yield.
It is a single-developer community, and that is a feature. Nshama has delivered more than 6,000 homes here since 2018 around Town Square Park, with cycling tracks, a Reel cinema, retail and a school inside the master plan; the final scale is around 18,000 apartments and 3,000 townhouses. Tenants are young families and mid-income professionals who want new buildings and a park rather than a beach. Townhouses, three-bedrooms from roughly AED 1.7–2.2 million, return 5.5–6.5% (RHK, Oliva).
The trade-off is location and supply. Downtown is 35–40 minutes away and the metro does not reach Al Qudra Road, so this is a car community. New phases keep handing over — Ora in Q4 2026, Lana on the Park in October 2026 — which caps capital growth: the index rose 3% in a year, not 10%. Service charges of AED 11–15/sqft are in the mid range. Buy Town Square for income, not for appreciation.
