Creek Harbour averages AED 2,650/sqft and Downtown AED 3,179 (Bayut H1 2026) — an Emaar address on the water at a discount to both.

Two honest points. First, the rental market only starts with the Seascape handovers in late 2026, so quoted yields are projections; Creek Harbour's 5.5–6.5% is the nearest real benchmark. Second, Mina Rashid is a working port — cruise ships and the QE2 are the view and the neighbour — and that same Seascape resale had been listed at AED 1.70 million in 2025, so early secondary pricing has softened as supply approaches handover. The pipeline runs to 2030; buy the completed phases for income and the launches for the marina lifestyle.
