Samana Golf Views

Samana Golf Views is a Samana apartment building in Dubai Sports City, sold off-plan from AED 649,000 upwards. The entry price is the first reason most buyers look at it; what that price buys is the second, and that is where the questions start.

Which units, if any, look towards the golf course is settled by the site plan, so that is one of the first things we ask the developer to show. Which unit type the entry price refers to is the next question, along with its size, and both come from the unit schedule. We put the same money against resale stock we track in Dubai Sports City so a buyer can see what it buys in neighbouring buildings that already let before choosing. The purchase mechanics are standard: registration at the Dubai Land Department in the buyer's name during construction, instalments into a regulated escrow account, and a sale and purchase agreement fixing the dates.

Ask us for the price list, the unit mix, the plans and the availability and we will send them as received from Samana, with the projected service charge attached. We can then set Golf Views beside current rents for comparable units in the district, so the entry price is judged on sizes and rents rather than on the name. A site visit to Dubai Sports City can be arranged on the same day, so the building's position within the district is seen rather than assumed.
