Palm Jebel Ali is Nakheel's relaunch, in 2023, of the second palm island — 13.4 square kilometres, twice the footprint of Palm Jumeirah, with 16 fronds and around 110 km of coastline. The first releases were the Beach Collection (five- and six-bedroom villas of roughly 7,300–8,500 sqft) and the Coral Collection (six- and seven-bedroom villas on 11,500–12,500 sqft plots), launched from AED 18 million and AED 29 million respectively.
The thesis is an arbitrage on the first palm. Frond L and Frond M villas averaged AED 22.7 million and AED 22.2 million in H1 2026 and were the most searched ultra-luxury off-plan villa projects in Dubai after The Palm Crown (Bayut). At an estimated AED 2,500–2,800/sqft (Benhams, Q1 2026) the island trades at around 40% of Palm Jumeirah's AED 6,350/sqft villa average. If Palm Jebel Ali matures the way Palm Jumeirah did, that gap closes — that is the whole case, and it is a capital case: Palm Jumeirah villas returned 3.95% gross in H1 2026.
Everything is off-plan. Nakheel confirmed in June 2026 that first villa handovers begin late 2026 on the 723-villa Fronds K–P contract; the rest of the island is phased over years, and utilities, retail and the planned metro link arrive with it. Secondary asking prices already carry premiums over launch, and resale liquidity before handover depends on the frond and the release. Buy from Nakheel or from a verified secondary contract, and buy for a five-year-plus hold.
