Dubai South is where Dubai's apartment yields and entry prices meet: Bayut's H1 2026 report puts gross rental returns at 7.24% on an average asking price of AED 1,190/sqft, with prices up 3.27% in the half — the strongest move among the affordable apartment districts. A studio averaged AED 541,000, a one-bedroom AED 827,000 and a two-bedroom AED 1.41 million. Tenants come from Al Maktoum International Airport, Expo City Dubai and the logistics and free-zone employers around them, so occupancy does not depend on tourism.
The district is priced as a promise, and the promise is being built. Etihad Rail opened its Dubai Al Yalayis station on the district's edge in September 2026, Al Maktoum International has an AED 128 billion terminal plan designed for 260 million passengers, and the RTA's Gold Line metro to the airport is planned for 2032. Some of that infrastructure is delivered and some is a decade away — the current discount to central Dubai reflects exactly that, which is the opportunity and the risk in one sentence.
Supply is led by the master developer, Dubai South Properties, and by Emaar South. South Bay and South Living have more than 1,000 homes due before the end of 2026, and the AED 2 billion Hayat district (contract awarded March 2026) begins handing over in 2028. Villas and townhouses trade around AED 1,368/sqft with a 4.92% yield (Bayut H1 2026) — a family end-user market rather than a cash-flow one. Because the district is large and still forming, we steer clients to the completed clusters with a rental record, not to the cheapest launch.

Because prices are the lowest of the major districts while tenant demand is employer-driven. Bayut's H1 2026 report measures a 7.24% gross return on an average AED 1,190/sqft, with one-bedrooms averaging AED 827,000 — around half the price of an equivalent unit in Business Bay.
It is 35–40 minutes from Downtown by car and 25–30 from Dubai Marina, so it does not suit a Downtown commuter. Its tenants work at the airport, Expo City and the Jebel Ali logistics belt, which is why the distance has not hurt occupancy. The Etihad Rail station opened in September 2026; the metro Gold Line is planned for 2032.
Most apartments do not on their own: the threshold is AED 2 million and a two-bedroom averaged AED 1.41 million in H1 2026. Townhouses and villas clear it — a three-bedroom averaged AED 2.73 million — and two properties can be combined to reach the threshold.
Ready units in The Pulse and completed South Bay phases have a rental record and let from day one. Off-plan launches in the Residential District averaged AED 1.37 million in H1 2026 (Bayut) with payment plans, but the yield only starts at handover. For a first purchase in the district we recommend ready stock.
Area guides put apartment service charges at roughly AED 8–14 per sqft a year and townhouses at AED 3–5 — below central districts. We confirm the exact figure for any building from its DLD service-charge index before you commit.
