Dubai Design District — d3 — is TECOM's free zone for design, fashion and architecture studios, sitting on the Dubai Creek side of Downtown, five to eight minutes from Dubai Mall. Until 2022 it was purely commercial. Meraas' Design Quarter delivered the first homes, and in January 2026 Dubai Holding announced a full residential masterplan for a waterfront neighbourhood along the creek and Ras Al Khor. The district is small and will stay small — that scarcity is the investment case.

Pricing sits at Downtown level. One-bedroom asking prices average around AED 2,780/sqft and two-bedrooms AED 3,430/sqft (DXB Properties, July 2026), against Downtown's AED 3,179/sqft in Bayut's H1 2026 report. Rental data is thin because the stock is new: one-bedroom rents of AED 85,000–130,000 a year against a typical AED 2.4 million price imply roughly 4–5% gross. Treat d3 as a capital-preservation and tenant-quality play, like Downtown — not a cash-flow district like JVC or Dubai South.

The pipeline is mostly 2029 and later: Meraas' Atélis (280 waterfront homes, launched January 2026) and The Edit (557 homes across three towers, around 2030), and Select Group's Artistry Two (Q1 2029). Two honest caveats: d3 has no metro station of its own — Business Bay is the nearest — and there is no school inside the district. Tenants are the creative and corporate firms in the d3 offices and the Downtown overflow, and they pay for the address and the creek views.
