DAMAC Lagoons posted the strongest price growth of any mid-tier villa community in Dubai in H1 2026 — up 7.54% to AED 1,603/sqft — and the highest gross yield in its segment at 6.09% (Bayut H1 2026; dubizzle measures 6.23%). A three-bedroom townhouse averaged AED 2.75 million, a four-bedroom AED 2.97 million and a five-bedroom AED 3.93 million: a lagoon-front family home for under AED 3 million is what drives the demand.
The community is a set of clusters named after Mediterranean resorts — Santorini, Venice, Malta, Morocco, Ibiza, Mykonos, Costa Brava, Nice, Portofino — around man-made lagoons with beaches and water sports, sharing the golf, schools and retail of DAMAC Hills next door. The RTA's AED 1.5 billion Al Fay Street project, which explicitly serves the community, is improving east-west access to Sheikh Zayed Road and the Marina.
The caveat is delivery. Handover has run cluster by cluster — Costa Brava and Nice in 2024, Malta and Maldives in 2025, Santorini in early 2026, with Venice and Bali due later in 2026 according to market trackers — and DAMAC's pace and snagging record are the things to check before choosing a cluster. Portofino off-plan townhouses averaged AED 3.14 million in the half (Bayut). Service charges are estimated at AED 6–9/sqft. For a rental investment we favour delivered clusters with the lagoon already filled.
