About This Property

The Ritz-Carlton Residences are a gated community spanning 80,000 square metres with 550 metres waterfront. The project is being sold in partnership with Swiss travel and hospitality brand ASMALLWORLD, who expects the initial phase of sales will have a market value of over USD 500M.

The initial sales launch of mansions and residences started in February 2022.

Phase one of sales included 8-bedroom mansions with direct views of Ras Al Khor, available in one of three architectural themes: 'Water Mansion,' 'Sky Mansion' and 'Earth Mansion.'

Owners children will receive guaranteed entry to Swiss International Scientific School along with preferential rate.

In addition there are 2- and 3-bedroom residences, fitted to the standards of the The Ritz-Carlton.

The project will feature "evidence-based wellness innovations" from Delos which help to provide a healthier environment to homeowners by creating an immersive wellness luxury lifestyle.

Private moorings for yachts up to 120ft is "anticipated."

Residents will have access to a Keturah Wellness Centre and SPA.

There will be a Ritz-Carlton butler service on demand.

A Ritz-Carlton Residents Club will be available to owners and guests and will include lounge areas, private kitchens, media, games and multipurpose rooms, a business center, private gardens, kitchens and dining areas.

General A La Carte services will include: pre-arrival grocery shopping, laundry/dry cleaning, alterations services, car washing/detailing, secretarial services, function/event planning, mail packing & shipping, plant care maintenance, translation services, nanny/child care services, pet grooming, vacant home care inspections, owner absentee program, sommelier and notary public service.

Day-to-day housekeeping and maintenance by the Ritz Carlton will include: furniture assembly, bulk/move-in trash removal, picture hanging, minor electrical & plumbing, HVAC filter vacuum & mop floors, dust interior, strip beds & change sheets and clean patio.

The first eight mansions were prices at AED 177 million each; the next four mansions were priced at AED 200 million each.

MAG has appointed CECEP Techand Middle East as the contractor for the $763 million Ritz-Carlton Residences, with completion expected by Q4 2027. MAG has awarded a AED 55 million contract to Swissboring for shoring and piling work. A tender for the main contractor will be issued in Q4 2023.
